Property Description

Unique Stone Mas at the Heart of the Luberon Natural Park, Surrounded by Mountains, Rivers, Woodland and Wildlife, Perfect Setting for Nature Lovers

Summary
Hidden away in the Luberon Natural Park is old stone property, a former shepherd’s dwelling and dairy farm for the production of cheese.

The character property sits in the middle of over 7.3 hectares, bounded on 2 sides by a river.

This provides a haven of tranquillity which is accessed by a private lane which terminates at the property with the only sight and sound being that of birds and wildlife and overlooked only by the surrounding mountain ranges.

Civilization, however, can be found at the towns of Apt (Vaucluse) or Forcalquier (medieval town in the Alpes de Haute Provence) both known for their colourful Provencal markets 15-20 mins drive. Smaller typical Provencal perched villages can be found less than 10 mins drive.

The property consists of the principal Bastide with attached Gîte with completely independent access. However, doorways can be re-opened to create one large property if desired.

As you approach the property you first arrive at the Gîte. Steps down take you to a fenced garden leading on to an open terrace with beautiful views. The entrance to the gîte is by way of a covered terrace with BBQ and corner bar and table and chairs for outside dining whilst offering welcome shade in the hotter summer months.

You enter via a pretty, well equipped and fitted kitchen which in turn leads into the lounge with stone fireplace. To the left of the fireplace are stairs to a bedroom on the mezzanine (it is possible to create access from here to loft area of the principal house which has been partially renovated to provide further living space)

From the living room there are 4 steps down into the corridor to the left of which is a shower room with shower, sink and heated towel rail, a separate WC is opposite.

At the end of the corridor is a second bedroom, from here it could be possible to access the kitchen of the main residence.

Access to the main house is at the opposite end of the property, passing a small dug out cellar with partially converted room above which can connect with the bedroom on the mezzanine in the gîte.

You enter the principal property via an arched glass door (just after the utility room) into the vaulted dining room (former cellar) with a small fireplace/bread oven and wood burning stove. A niche next to the bread oven is believed to be for the storage of cheese.

The dining room leads into a vaulted lounge with door way to the left which is closed off but would give access to the gîte. A window to the rear of the room is blacked out as this looks out over the covered terrace of the gîte.

Returning to the dining room, for steps up to the right takes you to another living room, at the top of the steps to the left is a WC with sink (this in turn can connect to the gîte) Further along the wall a false wardrobe conceals access to the gîte which arrives at the side of the fireplace with the woodburning stove.

Original tommettes tiles and Provençal ceilings are evident throughout. To the right of the lounge is a single glass door which leads out onto a raised terrace.

The lounge leads into a large bright light filled kitchen with cathedral ceiling which offers lovely views of the surrounding countryside. The kitchen has a range cooker as well as more modern cooker and provides plenty of space for storage and meal preparation. To the far end of the kitchen on the left is a doorway which when accessible joins with the second bedroom of the gîte.

Returning to the living room a staircase opposite the WC leads to the first floor landing.

To the right takes you to a large bedroom which has the possibility to connect with the partially converted loft area. There is also a smaller bedroom with dressing room, again the dressing room can connect into the loft.

To the left of the landing and immediately left is a lovely shower room with italian shower, WC and vanity unit.

Straight ahead is another bedroom with a recently refurbished shower room.

The property benefits from an enclosed 12m x 5.5m pool with stunning views, sun terrace and bar area.

Other outbuilding include a wooden chalet/mobile home which is out of sight of the main property, stables and chicken coop.

This property is for those who enjoy nature and the peace and quiet of the countryside and offers a unique experience which you could continue to share with guests or for a large or extended family. For those who want one large house the Gîte and the principal house can be joined together, with that and the potential to further enlarge the living space by finishing the loft and cellar this would provide around 350 m² of living space.

It may be possible to purchase additional land of close to 20 hectares around the property

Revenue Generation
A separate Gîte is rented out successfully in the season
