Property Description

Location: In the north of the Aude department, surrounded by greenery, 20 minutes from Carcassonne and 1h20 from Toulouse, 1 hour from the beaches, in the heart of the Haut-Languedoc Regional Nature Park, sheltered from any nuisance. Despite its remoteness, a private telephone line has been installed and connected to fibre optics.

The Land: Situated at an altitude of between 400 and 540 m, the 25 ha of fenced land in a single block protect a herd of fallow deer. There is no hunting on this estate. Other wild animals can also be seen. The estate consists mainly of cedar and oak forest, and is subject to a Simple Management Plan. It also has a magnificent river with a highly productive waterfall and a reservoir.

The Buildings: This completely renovated former hunting lodge dating from 1840, with its stone walls and slate roofs, has been enlarged in the same way as the original building. It offers a total of 700 m2 of living space over 2 levels and an attic.

The ground floor opens onto a main corridor decorated with French chestnut panelling and a granite floor. The library, in the tower, is clad entirely in chestnut wood, creating a warm atmosphere. There is also a Wc and a laundry room.

The English-style kitchen features giallo veneziano granite floors, splashbacks and worktops. The spacious living room has a billiard table, French chestnut panelling and matching parquet flooring. At the rear of the main building, accessible from the living room, a small former stable has been converted into a pantry.

A large, one-room, 200 m2 lounge and dining room with high ceilings, a brick fireplace, parquet flooring and panelled walls and ceilings. A large wooden staircase in the room leading to the 1st floor. A wc.

Finally, the stairwell in the second tower features a winding oak staircase enhanced by wooden picture rails.

The first floor features a corridor in the stairwell tower, with picture rails, a ceiling and a wooden railing.
This corridor leads to a first bedroom with a shower room. A second bedroom in the tower boasts an impressive 4.30 metre high ceiling. To the rear, a third bedroom has an en suite bathroom. This level also includes a dressing room.

The second floor, measuring 60 m², is accessed via a large spiral staircase located in the first-floor dressing room. This area includes another dressing room entirely clad in Caroline pine, fitted under a slope and lit by roof windows. It is optimised with plenty of storage space, wardrobes, a cupboard and other functional features.

Back on the ground floor, a picture gallery in the form of an L-shaped corridor leads from the main house to a 200 m2 summer kitchen with its 10m x 4m covered swimming pool.

Separately, there is a 160 m2 larch-wood car garage with a waxed concrete floor.

The property is in excellent condition, with top-quality fixtures and fittings, including reversible air-conditioning.

NOTE : It will be possible to acquire additional land, including one with a grass airstrip 470m long and 65m wide, suitable for microlights. This runway is in an enclosed area. In addition, there is an old castle on the estate, preserved in its original state and in need of complete renovation. It is accompanied by several outbuildings, including a caretaker's cottage, a chapel and other buildings, all set in 3.5 hectares of walled parklands. This château, adjoining the Manoir enclosure, can be combined to form a vast estate in one piece.

OUR Opinion: This site will win you over with its wild character, perfectly sheltered from any nuisance thanks to its protective forest, the quality and character of its buildings, and yet only a few miles from civilisation!
