Property Description
In the charming village of Boudes with its renowned vineyards, this historic and characterful property complex includes a 15th century fortified house, an old 16th and 18th century winery renovated for residential use, an outbuilding dating from 1840, a 17th and 18th century dovecote tower and the remains of an old barn from the 15th and 16th centuries. The whole, entirely enclosed, is listed in the Supplementary Inventory of Historic Monuments. It is a typical example of the places of life and rural agricultural production of the sixteenth century, in the Lembronnais, with its noble habitat and its outbuildings.
Owned during the Ancien Régime by great aristocratic families of Auvergne, it has been saved from ruin and restored by its current owners in recent years.
The old winery, facing east-west, renovated into a comfortable dwelling, develops approximately 157.96 m² of living space.
On the ground floor;
– A kitchen-dining room of 24.67 m² through. Semi-circular vault. Height under the vault: 2.81 metres. Tomettes. A French window to the south provides access to the garden;

– A landing of 3.43 m².
Access to the upper floors is via a wooden staircase with seventeenth-century balusters.
On the first floor, a landing of 13.36 m² leads to two bedrooms and a shower room
On the second floor; an office and a bedroom.
In the basement, accessible from the inside, is a vaulted cellar with a well equipped with a pump for watering.
This house has been completely restored from 2016: roof, facades, electricity, plumbing, floors, frames, kitchen, bathroom, decoration etc...
Heating by wood stoves and electric. Dpe: not concerned because Ismh. Double glazing and interior wooden shutters. Connection to the collective sanitation system in accordance (but with reservations). Fiber is planned for the first quarter of 2026.
The fortified house is built on two vaulted cellars on the garden level of 29 m² and 20 m². A vaulted workshop of 22.54 m².
Two external stone staircases lead to the first floor, with impressive volumes:
– A first room of 46.74 m². Pointed arch vault. Height: 5.85 m². Monumental fireplace from the sixteenth century;
– A second room of 31.55 m². Chestnut ceiling and sixteenth-century poplar beams.
In these two rooms, on the walls numerous graffiti from different periods, false equipment and grisailles surround the openings. It is also possible to distinguish a few lines of drawing, 500 years old, representing a knight with his lance, helmeted, equipped with his ruff and his doublet studded with ermine, Suleiman the Magnificent.
Above a door, two lines in Latin, inscribed in the sixteenth century, are taken from the Manual of Medicine of the University of Salerno: "water gives strength to horned beasts, vine juice strengthens men".
The fortified house is to be renovated, including the roof. Registration in the Supplementary Inventory of Historic Monuments allows, under certain conditions, to obtain subsidies and tax exemption for the work.
Adjoining the fortified house, the dovecote tower offers a room of 17 m² on the ground floor and an oratory of 18.16 m² on the first floor.
The outbuilding, partly built on the original perimeter wall, offers a covered summer garden of 71 m².
A few sections of walls remain of the old tax barn which form charming outdoor cabinets.
The buildings are built around an interior garden and an orchard of about 900 meters extends beyond the enclosure.
In total, the property covers approximately 1,586 m², to be specified after the surveyor's visit.
It is located in a protected hamlet of Boudes, quiet, facing south. Saint-Germain-Lembron and the A71 are just 6 km away and Issoire is 14 km away.
