Property Description

Beautiful original features and high ceilings
Located in a dynamic bastide village in the heart of the Gers, this attractive light-filled town house is full of charm. With its high ceilings and stripped-back aesthetic, it is a property that would make an ideal holiday home or main residence for someone looking to live in a village environment.
The house
With its tall windows and wooden shutters, this property is a classic bourgeois village house. It is within walking distance of all amenities, and as there is a bus route that goes to Auch, you don’t even need a car to live here.
Ground floor
We enter the house through the original wooden front door and if it is is raining, we can hang our coats and umbrellas in the private entrance hall. Once we open the door to the living area, we are immediately struck by the stunning stone arch opposite us. This is an unusually beautifully preserved feature that immediately lends grace to the property.
We are in a spacious living space with a large open fireplace equipped with a wood burner. Original features here include a stone sink, exposed beams and the gorgeous arch. There are two large windows which give a lot of light to the room. This room has been used by the current owner as a dining room, as it has good access to the kitchen.
The large country kitchen is south facing and also has a fireplace with a charming little wood burner installed in it. There are large cupboards and as the house is on a hill, the kitchen is elevated above the small road the house backs onto.
There is a good-sized room behind the dining room which does not have any windows – this could make an excellent office or library for future owners.
The large renovated bathroom is located next to the kitchen, and completes the ground floor. There is a luxurious bathtub here, as well as a walk-in shower, sink and Wc. A good-sized south-facing window gives light.
First floor
Up the stairs to the first floor and we are immediately struck by the height of the ceilings here (3.3 m). This is a very large, pleasant space and could be used in a variety of ways.
On the south side of the landing, accessed by tall wooden doors, is a wonderful large living room of 32 m² with cathedral ceiling of over 4 metres.
The lovely original wood flooring, two large windows and lovely exposed brick fireplace make this a striking and attractive living space.
On the other side of the landing, a second pair of beautiful wooden doors open to reveal a large (30 m²) bedroom with two tall windows and lovely exposed wood everywhere. It too has a large fireplace and original wooden flooring as well as a large closet that could be swapped out for a bathroom.
Second floor
The second floor comprises two small bedrooms under the eaves and a mezzanine with a very low ceiling.
Lower floor
A door in the hall opposite the bathroom gives indoor access to the lower floor of this property. Down the stairs, we find a big wine cellar whose stone walls give testimony to the age of this property. There is a laundry room with a sink – and the original iron hay net where in previous centuries the owner kept a horse!
On the south side of this level there is a small studio with private shower room and a separate entrance which could provide some rental income if desired.
Our thoughts at Bliss
We found that this is a really good house it has beautiful original features and high ceilings.
The only thing missing to make it the perfect town house would be a bathroom on the first floor – there is ample room to do so.
The location is ideal for those who wish to integrate in a lively bastide village and there is a good primary school just a short walk away.
The studio could be refreshed and made very attractive, and could be a useful source of rental income.
Many neighbours have made their houses more attractive by the addition of flowering pots outside both at the front and at the back so that the area seems like it has gardens although it is in the heart of the village.
