Property Description
Parts of this traditional 6-bedroom Normandy property date back to the 15th Century. The current owners bought the house and barn 25 years ago and employed local Artisans to fully restore the property, whilst retaining all of its original charm and character.
The property comes with over an acre of land, a huge barn and has lovely views of the surrounding countryside. The property is a few minutes drive from the popular market town of St James, 25mins from Le Mont St Michel and under an hour to the ferry port at St Malo.
There is a generous 234m2 of habitable space and the layout of the accommodation is as follows:
Ground Floor:
Kitchen/Dining room (6m x 6m) This part of the house used to be the communal Boulangerie, used by the locals for bread baking. The original granite fireplace can still be used for cooking, with the original bread oven still in tact and useable. There’s also a cold smoker for smoking fish, hams etc. The bread oven also provides an excellent source of heat as it stays warm all night.
Leading from the kitchen there is a utility room (4m x 3m) with plumbing for washing machine, plenty of sockets, porcelain double sink, base units and worktop. There’s also a drying area over the back of the bread oven.
Leading from the utility room is a beautiful barn (6m x 14m) which the current owners use for entertaining and parties! There’s a tiled floor, bar, large french doors and a lovely mezzanine level (with ladder access).
From the Kitchen (Other direction)
Dining room (4m x 6m) with stairs and mezzanine level. There’s a large wood-burner here which keeps the heart of the house nice and cosy.
Living room (6m x 6m) with large granite fireplace, wood-burner and beautiful beams. This is the oldest part of the house and the stone above the door is dated 1588.
Sun-room (6m x 4m) with two large french doors, W.C and Kitchenette. This room could be used as an independent annexe.
First Floor:
Going up the oak stairs you arrive at the library/office area.
Large family bathroom (4m x 2.5m) with large bath, shower, WC and sink.
Bedroom 1 (6m x 6m) with vaulted ceiling, stairs to large mezzanine and oak floor.
Bedroom 2 (4m x 4m)
Master bedroom with dressing room and en suite shower room
Bedroom 4 (6m x 6m) with vaulted ceiling and pine floor, leading to large balcony with panoramic views.
Second floor:
Pine stairs leading up to the mezzanine.
Bedroom 5 (5m x 3m) with vaulted ceiling and two large velux windows, bathroom with bath, shower, W.C and sink and separate dressing room
Bedroom 6 (5m x 5m) also with vaulted ceiling and large velux window
Outside:
The property comes with over an acre of land (5580m2) and has beautiful views across to Le Mont St Michel. You enter into a pretty courtyard where there’s a well and a large open barn (60m2). The current owners were granted planning permission to convert this into accommodation but haven’t found the time to do this. They point out that it would be a perfect pool house, if one wanted to install a pool.
Location
The property is in a peaceful and private location, in the hamlet of Montjoie St Martin, a few kms from the market town of St James, where you’ll find a good selection of shops and an excellent weekly produce market. The town has a lively community and get-togethers include free music nights.
The coast is just 25mins away. Other places in the local area that are good to explore are St Malo, Cancale, Combourg and Avranches. Mont St Michel (the UNESCO site and most visited attraction in France!) is just 30mins away and, as well as the famous island abbey, the bay has some beautiful sandy beaches. The ferry port at St Malo is under an hour away.
