Grounds
The Farmhouse is nicely situated on a plateau in the middle of 137ha of contiguous land; below and above the mas the land is sloping. Around the buildings are about 3ha enclosed with a wire fence so that dogs can’t escape. There is a herb garden, an orchard (cherry, apricot, plum, pear, apple, olive, fig, walnut) prairie and meadows. There is a tarmac access road up to the gate and is easy to drive. About 40ha are scrubland and the remaining 100ha are woods. The woods consist of about 70% chestnut trees and 30% oak trees. The wood is cut to sustain the fireplaces and wood burner accessed by walking paths. The flora is Mediterranean plants such as broom, lavender, cistes, wild asparagus, wild rose etc. One can find as well cepes, morels and sometimes even truffles. The size of the grounds would allow private hunting. Today an association hunts on the property, mainly wild boars but as well roe-deer, hares, wood pigeons, woodcocks etc. Lovely birds can be observed such as cuckoo, owl, woodpecker, thrush, various tits, blackbird, robin, buzzard, eagles, partridge etc.
General Condition
When the actual owner bought the property it had been abandoned and the buildings were all in wrecks. The renovation project of the main buildings has been planned by an architect and works have been carried out between 2008 and 2010. Regarding the heating system, there are several fireplaces, a wood burner and in some rooms there is under floor heating (large lounge and 4 bedrooms). Some bedrooms have no heating today, but they all have electric sockets. Double glazed windows, wooden shutters in most places. Depending on your project and use of the property, it might be useful to install proper central heating in all rooms.
