FONT MOURIER is a very popular co-propriete located on a hillside looking out on the Gulf of St Tropez. Anyone knowing the area will remember the big roundabout La Foux, just past Port Grimaud (it has the Géant supermarket in the middle of it and the Luna Park just beyond). You take the exit inland for COGOLIN, and within a couple of hundred yards there is a small roundabout with the turn to Font Mourier. It is a gated domaine, with resident gardien, and a considerable number of year-round residents as well as second-home owners. The location is about 1 hour 20 minutes from Nice Cote d’Azur airport, or 45 minutes from Toulon-Hyeres airport. At the very top of the hill is the hotel Font Mourier (bit overpriced, but useful for accommodating guests). RESIDENCE BELLEVUE is the next highest up the hill. Constructed in the late 1980s using traditional Provencal roof tiles and good quality painted wooden shutters (ours are sea-green, recently renewed), each building is of two storeys, containing five flats. Ours was originally the show flat because of its spectacular view of both sea and mountains; on clear days you can see all the way to the bay of Cannes and the Alps beyond. It then had one (British) owner, from whom we bought it in 2000: it has been an ideal holiday home, but we have now outgrown it. A hundred yards down the hillside is the main pool area: it has two pools and a baby pool, and a table tennis room. Equally spectacular views from the pool area. Bellevue residents also have use of the tennis court beside the hotel. A little lower down the hill, still part of the co-propriété, are some smaller flats called Village de Compagne, where there is another pool and a good bistro which also sells morning croissants and bread. The domaine is surrounded by woodland, where there are lovely walks. It feels rural and Provencal, yet at the foot of the hill are all the amenities of La Foux (hypermarket, mini golf). It’s five minutes to Cogolin, a lovely little town with an excellent market. Also five minutes to the lovely hilltop villages of Gassin and Grimaud, and to Port Grimaud, the Venice of the Riviera. The nearest beach (5 mins) is Marines de Cogolin, where there is a restaurant on the beach. Off season, you can be the centre of St Tropez in ten minutes. There are lots of other beaches in easy reach: on the way to St Maxime (15 mins away), beautiful and much less crowded ones at La Croix Valmer (10 mins away, a jewel of a place, with superb Sunday market) and on towards Cavalaire. The famous Pampalonne beaches are 15 minutes away. From the balcony of the flat, there is a panoramic view over Port Grimaud, out into the Gulf of St Tropez. You see the twinkling lights of Ste Maxime and the Esterelle beyond. Ours is one of the very few flats also to have a panoramic view of the mountains (des Maures). We look out on the castle at old Grimaud (the medieval village that is our favourite place for restaurants and evening strolls). 48 RESIDENCE BELLEVUE has a designated parking space. You go up some steps to the front door, open it and—when the shutters are open—look straight out on the sea. As you go in, there is a recently-renovated kitchen to the right, with large fridge-freezer, cooker, dishwasher and compact washing-machine. Worktop/bar between kitchen and living room affords superb seaview while preparing food. The living room (approx. 5.85 x 3.6 metres) has a high roof, creating a spacious feel. Full-height full-width sliding glass doors lead to the balcony (approx. 7.5 x 2.3 metres), which has railings and a wall, making it safe for children. Half of it is open and the other half is a covered loggia, affording shade in the heat of the day. The bathroom, also recently modernized, has powerful shower over the bath and washbasin. There is a separate loo, with small washbasin. The larger of the two bedrooms (approx. 3.6 x 3 metres), with sea view, has a good size built-in wardrobe and glass door out to the balcony. The second bedroom (approx. 3 x 3 metres), with mountain views, has a closet. Annual Service Charge: varies slightly, but is in region of €1200. This covers everything such as salary of gardien, pool maintenance, maintenance of roadway and the extensive grounds, security gate etc. Operated through an excellent service company, Cabinet Jacques Reveille of St Tropez. There is a well-attended AGM of proprietors. Voting rights and service charge are apportioned according to size of apartments. We have been wholly impressed with every aspect of the management of the co-propriété. We love this flat and are only selling it because we no longer have opportunity to spend time there. We will be heart-broken to leave it and find it hard to imagine that anyone would ever regret buying it.
