Location
The property is situated in the heart of the Gers countryside. Medieval bastide villages abound. Whilst the property is in a rural setting, shops and services are within easy reach. A 7 minute drive brings you to local shops and services including a pharmacy, doctor and restaurants. The large departmental town of Auch, with it’s historic centre and cobbled streets is just 30 minutes away. Auch has hospitals, a full range of commerce, bars and restaurants and a direct train line to Toulouse with connections to the TGV network and the international airport. Toulouse can also be reached from the property by car in one hour and twenty minutes.

For music lovers, “Jazz in Marciac” is an absolute must. Some of the biggest names, including Gregory Porter, Santana, Sting, Joan Baez and Bob Dylan are but a few of the performers who come to entertain us at the annual 3 week event in July /August. Marciac is 30 minutes from the La Girouette.

Further afield is the mountain range of the Pyrenees, which is an easy day trip by car. The area is a magnet for nature and sports activities including birdwatching; cycling; climbing; walking; rafting; skiing etc.

The Basque coast of Biarritz and San Sebastian, a Mecca for foodies with no less than 5 Michelin star restaurants, is just a couple of hours away.

Interior
Ground floor
The ground floor can be enjoyed as a huge open space or it can be divided by cleverly positioned sliding doors. The imposing entrance hall welcomes you into a warm cosy interior with underfloor heating throughout the house. The kitchen is designed with cooking and entertaining as the priority. Two eye level electric ovens, integrated microwave, plate warming drawer and 5 ring gas hob with extractor above are set into a range of attractive units in natural wood. There is plenty of work surface, including an island, all topped with Namibia granite. When all the cooking is done simply push the pots through the handy opening to the separate utility kitchen where they remain out of sight and ready to be loaded into the dishwasher.
Your guests can enjoy a huge entertaining space with you but when you just want to curl up in front of the log fire, the cosy sitting room is the perfect spot. Or maybe you would prefer to relax and connect with nature in the garden room, a unique space bathed in natural light, from where you can admire magnificent panoramic views, which are ever-changing with the seasons.
If you have pets they (and you) will love the boot room / utility room. A separate entrance from the garden ensures that muddy paws can be washed in the large sink after long walks in the surrounding countryside. First floor

The master suite enjoys a sumptuous bathroom with Villeroy & Boch spa bath, Italian shower and double washbasins. Beyond the bathroom is a huge dressing room with wall-to-wall mirrored wardrobes. Enough space for even the most serious of trend setters! Instead of leaving your clothes on “THE chair” at the end of the day, you can drop them straight into the adjoining laundry room with washing machine and tumble dryer and even a trouser press.

The water for the entire house is heated by solar panels.

Exterior
The setting of La Girouette cannot be overstated. The formal gardens, which surround the property are beautifully landscaped and fully fenced.
The views from every part of the Southwest facing garden are stunning.
Whether you are relaxing beside the heated pool with a cool glass of wine taken from the fridge in the pool house or enjoying the company of friends on the covered terraces, it really doesn’t get better than this! Allow yourself to be totally immersed in the serenity of the Gers countryside.
If you can tear yourself away from the pool, you may want to take a stroll around your 15 acre plot or you may want to potter in the walled kitchen garden complete with greenhouse and wooden shed.
