A stone-built house dating from 1875 bought in 2008 and tactfully renovated over several years by an English builder registered in France.
The village of 550 has a grocers, Post Office and a smart restaurant with a pleasant terrace. An 12th century church at its centre is an historical monument, and is just 50m from the house. It's a very typical village of this area; most houses are of a rural type with pointed stone walls, beige and yellow renders and pretty green and turquoise shutters.

In 2008 the house was just a ruin with 4 walls and no roof. Over the years it's been renovated to a very high standard by myself, a English builder of 35 years.
The building was opened up to make bright modern living spaces. The whole house is a great mixture of the old and new - some of the original stone features have been kept, and then mixed with modern day amenities.
The front of the house is south facing, and gets the sun all day. However, certain areas become more shaded than others during the summer, so there's always somewhere cooler to get comfortable and read a book.

Location
In a sought-after and up-and-coming area in between Carcassonne and Narbonne, its position on the outskirts of a sleepy village, means calm throughout the whole of the year.

Access
On a bus route, Lézignan-Corbières is 10 minutes away by car, a town of 13,000 inhabitants. Here you will find everything a small city offers - large supermarkets, banks, bakeries and larger shops. Recently a new market area was built where you'll find great French produce from all over this particular region.
Slightly further afield, 30 minutes in opposite directions, are Narbonne and Carcassonne (which is served by Ryanair). These are larger cities with loads to see and do.

Interior
The total habitable area of the house is approx. 120m2, (but for French calculation purposes I’ve stated 93m2) and there is a 70m2 terrace split into 2 levels with fantastic views across the low plains to the neighbouring village of Castelnau d'Aude and the Black Mountains.
The ground floor comprises a modern living area divided into 2 spaces - lounge and dining room of about 40m2 in total. Off the dining room is a small side terrace with an established honeysuckle, and plenty of room for two to have a comfortable breakfast or evening meal out of the sun.
The floors and steps are polished concrete, and there is a hand-painted compass etched into the floor. The lounge has a wood burner fire and solid marble base. The dining room has built in modern shelving and a storage solution.
Also at ground level, up 4 steps, is a modern kitchen of about 30m2 with every modern amenity - induction hob, extractor, built-in oven, microwave and dishwasher.
Exposed beams mix the old and the new. Central is a large island with different levels for seating if required, and a double sink area.
All floors are in large dark grey tiles which match the 32 door kitchen units.
Plenty of space here, plus a very large space beneath the central island for storage.
There are solid oak triple bi-fold doors to the terraced areas.
Beyond the kitchen is a fair-sized utility room, with a washer, a dryer and a deep sink. Further still is a good-sized downstairs toilet - a handy addition.
A modern open-style stairway leads to the first floor where there are 2 bedrooms, a bathroom and a connecting corridor.
All rooms follow the roof slope, so feel bigger than their actual dimensions.
Climbing the stairs there is a circular feature wall with glass blocks which makes a welcome addition to the first smaller bedroom. It's a small double and is presently used as an office. A full height built in cupboard could house a dropdown bed of 140cm. Views to a turreted house from one of the two large windows.
A corridor leads to a modern bathroom comprising a built in toilet with shelving above, a porcelain sink and an Italian shower area with dual point showering with glass block partitions. The floor is tiled in Art Deco mosaics. The window frames the spire of the 11th century village church.
The second larger bedroom has parquet floor, a feature tiled insert wall and a large wardrobe.
Outside there is a terrace with amazing views over the countryside.
The lower area is wooden and the upper area is in treated clay tile.
All plants and shrubs are well established.
An agreement, bought with the property in 2008, allows access down the side of the property across the neighbours land.
The freehold of the house and terraces as described above, and the fixtures and fittings.
The furniture is all of a good quality, as is the Samsung American fridge, Siemens washer and dryer. All items are available with the property after negotiation should a buyer require them. Please ask.
