This traditional petite French cottage has original features including chestnut beams, fireplace and red-tiled roof plus a more recent chimney addition. The back door leads on to a small private enclosed courtyard suitable for a seating/ breakfast area.

Attached to the cottage is a small original cow shed/ animal byre with a wattle and daube wall connecting it to the main property. This area would need re-roofing and extensive renovation would be needed to integrate it into the main house, if desired. The cow shed sits between the cottage and the neighbouring property, with its far gable wall (to the left as viewed from the front elevation), shared with the next-door neighbours’ garage.

Entry is via tall double barn doors which would have been the main access point for a hay-cart. There are two further access doors at the front of the building (one double, one single). To the right of the main entrance are the vestiges of a traditional animal byre, where the floor level is lower than in the rest of the ground floor area. Overall roof structure is mostly sound but re-tiling and repair work will be required. There is an electricity connection point in place.

To the right-hand side of the cottage and in front of the barn is a parking area for two vehicles. This could be fenced to create a garden area.

To the right of the barn and parallel with the lane is a raised garden area accessed via a small flight of stone steps. Several mature trees provide summer shade and there are views of the surrounding countryside.

Location
The charming hamlet of Megie is situated in the Commune of La Roche l’Abeille in the Haute Vienne area of the Limousin.

Famous for its Limousin cattle, extensive chestnut forests and small lakes, the region offers many of the best features of rural France. The undulating landscape is made up of small fields and forest interspersed with pear and apple orchards and small market towns. Medieval castles, fortified villages and stone-age Dolmens testify to the area’s long history of human occupation.

The region experiences high summer temperatures but usually remains verdant. Winter temperatures are variable, with some winters on the milder side and snow at other times. Skiing is available in Mirabel and Clairmont Ferrand, roughly 2 ½ hours from the cottage.

The hamlet is 40 minutes’ drive south of Limoges, the region’s capital, which is renowned for porcelain manufacture. It is on the edge of the Perigord national park, which boasts extensive oak and chestnut forests, and is north of the Dordogne river region which is easily reached for day trips.

The hamlet is just 15 minutes from the A20 motorway (non-péage/no tolls) and easily reachable by car within a day’s journey from the northern ferry ports. Limoges has an international airport and high-speed rail links to Paris (approx. 3hrs 15minutes by train and reasonably priced). There are local train connections to Limoges from nearby Nexon and St-Yrieix-la-Perche.

La Roche L’Abeille (The rock of the bee) is an easy walk or cycle ride from the hamlet and has a local pub, bakery, restaurant, school and church. St-Yrieix-la-Perche (15 minutes by car) has a charming medieval centre and many shops, banks, supermarkets and other amenities.
