Property Description

Summary
Re listing after buyers failed to secure finance to complete.
Rare opportunity to acquire a modern and comfortable family home and business in an ancient building offering a fantastic lifestyle change.
The Château du Fraissinet is set in its own spectacular valley with over two and a half hectares (6 acres) of flat parkland bordered by the river Gardon and is surrounded by ancient woodland that once formed part of the estate. It is set in the midst of wonderful, abundant wildlife with fantastic on-site river swimming and the beautiful and popular lakes of Camboux just 2km upstream.
The Chateau is very well located to explore all that the region has to offer. Close by are the wild Cévennes mountains and the rivers of the Tarn, Ardeche and Cèze with a wide range of attractions including Grottes, Kayaking, Canyoning, adventure parks etc. To the south are the wine growing regions of the Languedoc and, within 90 minutes, the beaches of the Mediterranean. Florac, Uzés, the Pont du Gard, Nimes, Avignon and Montpellier are also only a short drive away.
The Château itself is spectacular and boasts a history that can be traced back at least 400 years. It is built of golden stone from the surrounding hills and set around a charming central courtyard. In the 1890s the Château was bought by a high-ranking French diplomat who renovated and updated it adding a beautiful 'Parisian' façade and designing the park with its stately plane trees which sweep down to the river.

This is a rare opportunity. The Château is a thriving tourism enterprise with six high quality gites. Outside of the main holiday season it operates as a yoga centre and has a 'well being' studio complete with hammam and sauna units. It also has great potential to develop a wedding/events business. This is uniquely paired with an elegant and spacious home. It offers the real possibility for a complete lifestyle change. Alternatively, it would provide a spectacular base in one of the most unspoiled but accessible areas of France for a large family or for a business.

Location
Isolated if you want to be but connected if you don't, a rare combination. Situated in the North of the Gard 15mins from Alés in a great location to explore all the region has to offer. One day you can be kayaking down the magnificent Tarn or Ardeche rivers and the next day be sitting on a beach on the Med or exploring Nimes, Montpellier or Uzés.
The Chateau is set in a valley which offers great protection from the strong mistral winds. An auberge (restaurant) and a bar both only 300m walk away. Boulangerie is 2km and full town with supermarkets and twice weekly market 4km away

Access
You can walk to the nearest train station La Levade (1.5km) which then links to Nimes and the TGV. Airport access via Nimes (1hr) Montpellier ((1hr20m) Avignon (11/2hr) and Marseilles (2hr)

Additional Details
The on site river swimming hole is 100m in length with depths up to 2m. Despite the severe drought of this summer the water level remains constant as it is fed by the lake Camboux which is 2km upstream. This also acts as a buffer from storm rain and protects the property from flooding. There is also a water source in the top corner of the property which is used for filling the swimming pool and watering the potager and gardens. This too has continued running all summer.

Revenue Generation
Excellent investment returning a good solid income stream while you live in it! Further expansion possible. Good venue for agro tourism, ecology center, weddings , yoga retreats or simply a large family home.
