Property Description
Characterful three-bedroom main residence with well-established gîte complex of 4 gîtes : 1x4 bedrooms, 2x2 bedrooms, and 1x1 bedroom, giving holiday rental accommodation for up to 20 people. Large heated pool & children’s play area set in almost 1 hectare of land, in the heart of Haute Saintonge countryside, bordered by sunflower fields and an oak wood.
With easy access to places like La Rochelle, Bordeaux, Cognac, Saintes, Angouleme, and Atlantic sandy beaches, and also lots of tourist attractions on our doorstep : Les Antilles de Jonzac Water Parc 15 minutes away, the Parc Mysterra Labyrinth Park 10 minutes away, the Chateau des Enigmes Mystery Castle half an hour away, and several sandy-edged lakes in our local towns, we’re in the heart of the French tourist area. Many of our guests come back time and again, making the gîtes their holiday destination as much as a base to explore the local area.
The gîtes are sold with all furniture and equipment needed to continue running the business : all the kitchens are very well-equipped as visitors to France are often food-lovers, and appreciate a good level of equipment to enjoy cooking the local ingredients. Each gîte has its own washing machine, dishwasher, microwave, kettle, coffee maker, toaster, etc. and all the bedding and towels needed to run the business are included in the price. Because we sometimes get last-minute requests for accommodation (even in winter!) the beds will be made, and everything will be ready for you to welcome your first guests. We have been running our gîtes since 2007, and propose to sell the business with the e-mail address, telephone number and established self-managed websites (no additional fees, and very simple software to keep them up to date), giving the purchaser access to a huge potential database of interested parties’ e-mail addresses.

Most of our guests travel by car and we’re well-placed between Junction 36 of the A10 motorway and only 10 minutes from the N10 route between Poitiers and Bordeaux. In addition, there are 5 international airports within 2½ hours’ drive: Bordeaux, La Rochelle, Bergerac, Poitiers and Limoges. Whilst the majority of our visitors come in summer, we also have a thriving winter market : international visitors wishing to move to France, as well as British retirees who simply want to spend a few months in a warmer climate often rent on a month-to-month basis between October and April, giving the option for year-round income, if desired. For the current 2020 season, 3 of our gites will be occupied from mid-November, providing a revenue of over 1500€ per month, in the off season. We also do B&B, which can brings in extra revenue from our 4 bedroom property when there are fewer large groups wanting to stay, each of the bedrooms can be independently locked, and the kitchen and living rooms become communal areas. It’s ideal as we are the closest accommodation to the local wedding chateau, so we often allow two- and three- night stays outside of the summer season.
This really is a gloriously tranquil place to live, but with vibrant towns nearby with all the amenities you need, such as shops, schools and medical services. The local schools are easy to get to – there are buses which pass through the village to take children to school and bring them home, and there are primary-age garderie services before and after school if required.
