This Maison de Ville is situated in a working Market town in Southern Normandie. By car it is 1 hr south of the Channel Coast & the Ferry port of Ouistreham/Caen, 90 mins from Dieppe ferry terminal and 2 hours from Cherbourg. There is a direct train to Paris from the station at Briouze 12 mins to the north which is a 2.5 hour connection to Montparnasse station. Eurotunnel terminal is 4 hours drive away.
The town is within a National Park with oak forests, trails, numerous walks and cycling routes. The area is a gastronomic delight with cuisine based on local dairy produce, meat, and seafood from Brittany. It is not a wine area but the local drinks are based on Apples and pears ie Calvados (Apple and pear brandy), Cider and Poiré (Perry). Normandie cheeses are world famous particularly Camembert, Neufchatel, Pont L`Eveque and Livarot.
It is 2 mins to the Town centre where there are 5 boulangeries, two cafes, a Belgian beer bar and numerous other shops including a Carrefour supermarket within 10 mins walk of the house, an Intermarche, Lidl and Leclerc Hypermarket within 5 mins drive. There is a lovely recreational lake 10 mins walk from the house which has small beach, bathing area and childrens play area as well as a Cafe/bar/restaurant. See photos!
For trips further afield it is 2 hours to Mont St Michel, & similarly to the Loire region for Chateaux & wine tasting where you can get to Saumur, Tours & Angers in 2 hours on the Autoroute.
We have owned and extensively renovated this 19th Century Town house for 14 years as a large family home for holidays. Every room has been re-plastered and redecorated and we have fitted two new bathrooms and a Kitchen. It is double glazed throughout with UPVC windows and shutters and has mains gas central heating with a 3 year old Combiboiler.
The entrance doorway is inset in a "Grande Porte" which was originally for a Horse and Carriage and can be fully opened to allow a car if necessary tho we use it for bike storage and for Table Tennis. From there you can access into the Courtyard garden which we designed and planted as an outdoor Dining room and private sunbathing area. The house is accessed by an internal doorway within the Garage.
The Ground floor has a new downstairs toilet with handbasin, a large Dining room and a Kitchen which leads via a utility corridor where the washing machine is sited, to what we call the Bistro ie a small dining space which can seat 4 people by a woodburning stove. This area gets morning sun and is good for breakfasts as well.
Upstairs takes you to the first floor landing a large walk in shower room with sink and toilet, a double bedroom and a large Lounge and separate TV room. Up the stairs to the second floor landing is a large bathroom with double sinks and a shower over the bath. 3 Good size double bedrooms and a single bedroom. There is a loft ladder access to a large roof space which is not floored.
In the garden is a small hut for garden tools which was the original outside toilet, and there are stone steps descending to a large cellar where the Gas Combi boiler is situated and my wine cellar!
It should be noted that we are selling through our local Notaire Aurélie TROUILLET to whom we will refer any genuine interest with regard to arranging viewing and offers of purchase. Accordingly there will be an 8% fee of the purchase price due to the Notaire payable by the purchaser.
