Property Description

Newly built large 8-bed chalet in quiet village with spectacular south facing views, ideally located for airports and both winter and summer activities.

Bonvillaret sits on a natural shoulder up the mountainside facing due south, meaning that you can see dramatically in all directions except the valley floor.

NB. The location of the chalet is not as shown (generic postcode used by this system) but is above the locator at the entry to Bonvillaret overlooking valleys in 3 directions).

The house was completed at the end of 2007, constructed with modern materials whilst maintaining authentic appearance. Stone-clad concrete basement, timber frame above dressed in self-oiling red-cedar. All areas insulated above current EU regulations. Carbon neutral central heating and hot water provided by fully automated wood-fuel boiler in a separate plant building with solar panels above. Wood-chip store is filled once per year, solar panels effective to 60 degrees C for 9 months of the year (1000 litre hot water reservoir).

All windows have push button automatic blinds controlled centrally or individually for sun protection, sound management and security.

GROUND FLOOR:

Large garage (8mx5m) and workshop, ski rack, wine rack, secondary log store,workbenches, secondary fridge and freezer under, separate part glazed hardwood door and automatic garage door. Garage leads to downstairs hall (1.9mx4.5m), coat/boot area, laundry room (2.3mx2.9m) with washer and drier, sink and fitted units, wet room (2.3mx3m), bedrooms 1&2 (4mx4m ea) with twin beds with pull out beds underneath – floors tiled throughout keeping it cool for pets/wine in the summer. SITUATION:
Bonvillaret village is almost unique in its quiet and sunny location. It is totally unspoilt with no new development areas, an old church and a Mairie. There are about 80 inhabitants whose main occupation traditionally was farming, very French. The nearest shopping community is Aiguebelle which is 8-10 minutes downhill, with shops, restaurants, bars, cinema, petrol station etc. Aiton is similar distance down the other road from the village. The roads are cleared twice a day in the winter when there is snow. PLEASE drive carefully as it is easy to be distracted by the scenery and wildlife. The house itself is at c.730m with breathtaking views to the south east up-valley towards Italy and to the south across the valley towards Chambery and Grenoble.

PANORAMA: photographing the views from the chalet is difficult as all pictures seem to always show a massive and distant sun drenched landscape... The Maurienne massif is behind the chalet to the north (Grand Arc 2500m) and to the east, Belledonne range to south, Chartreuse to the south west and the flat topped Bauges to the west.

WINTER AND SUMMER ACTIVITIES:

Skiing: 3 Valleys, 35 mins, accessed by Orelle lift (relatively unknown lift to British, used by French and Italians) – continue down A43 towards Fréjus tunnel, half way between exits 29 and 30 is a town called Orelle which has a Gondola followed by a chair which takes you into the top of Les Menuires and Val Thorens 3200m for when nowhere else has snow – lift time 11 mins. The Maurienne Valley is full of French resorts all within 30-45mins, in geographical order heading south St Francois Longchamp 1650/Valmorel, La Toussuire, Le Corbier (extensive Seybelles area) Albiez, Les Karellis, Valloire, Valmeinier 1800, Valfrejus, La Norma, Val Cenis... There are plenty to choose from for all standards and according to the weather. NB.The off-piste and ski-touring/snow shoeing is fantastic. There are also resorts within 30 minutes towards Grenoble, Les 7 Laux which has had recent investment on fast lifts, then Chamrousse. If you prefer to drive to Meribel instead of taking the Orelle lift and skiing this will take you 45 minutes. If you like ski touring there are also lots of mountain huts (some of which are manned) for the adventurous in both winter and summer. More skiing: Chamonix 1hr over the pass (open in Winter) from Albertville via Ugine, Tignes and Val D’Isere on past Albertville 1hr 15mins. La Grave (past Grenoble to the south) is 1hr 30 mins, Sestriere in Italy is 1hr30. The chalet's central location is superb for exploring different places. Geographically it sits at the head of the Maurienne and Isère Valleys having one ridge between it and Val D’Isere/Tignes (Col de L’Iseran 2762m to Bonneval), one ridge to Italy (Frejus/Argentier 3046m) and one to La Grave/Les Deux Alpes/Alpe D’Huez area (Col du Galibier 2642m). Turin is 155km through the Fréjus tunnel and can be done on a day trip by car or by train (train station at Aiguebelle down the hill 5 minutes from the chalet).

Summer: the area is exceedingly popular for mountain and road biking (Tour de France goes through the valley, VTT links/paths everywhere), walking (2484m Grand Arc above village, 2-3 day traverse walk to Longchamp), kayaking, climbing, parascending (World Championships 15 mins away), freerunning championships has taken place in the Belledonne massif, flora and fauna is fantastic from the front door from pine martens to eagles etc etc. Note there are many lakes for cooling off, most of which have facilities for eating/drinking and children.

RENTAL OPPORTUNITY: currently the chalet rents completely through the summer and winter holidays with a local arrangement for cleaning and changeovers. Clients consist of skiers, walkers, cyclists, parascenders, runners, all lovers of the outdoors and peace and quiet, multi generations of families doing different things in the day and meeting back at the chalet for the evening etc.

AIRPORTS: Chambéry 25mins, Grenoble or Lyon 1hr, Geneva 1hr20m. Small gliding / flying / parachuting club airfield 10 mins. There is a regular bus from Geneva to Chambéry.

TRAIN:TGV 15 mins (either St Jean De Maurienne which you pass on the way to the Orelle lift, or Chambéry or Albertville 20 mins). Nearest station is Aiguebelle (5 mins downhill) or for the Chambéry to Alberville link St Jean de la Porte is sometimes more convenient.
