Welcome to our house.
Situation:
In the last valley in France just a short 30 minute drive from the Spanish border.The area of the Haut Vallespir in the beautiful Pyrenees Orientales is an unspoiled area of France offering a laid back life style. We are fortunate that not only are the French and Spanish beaches within easy reach but there are also skiing opportunities in winter not only French resorts but also Spanish and Andorran. The nearest French beach at Argeles sur Mer is just over an hour away with the famous town of Colliure being not much further. The
beautiful sandy bay of Rosas in Spain is a ninety minute drive. You can reach Vallter 2000 skiing resort in about 60 minutes.
There is a good golf course, Falgos just over a thirty minute drive. The Vallespir itself is renowned for it's thermal spas. Prats de Mollo la Preste, Amélie les Bains and Le Boulou.
The house:
It was built in the 1970ies but since we purchased it in 2003 we have enlarged and modernised it. It is set in 17500 sq.metres of land. The views of the mountains gently meandering down to the Mediterranean are truly breathtaking. It is secluded but not isolated. There are neighbours a five minute walk away. There are quite a number of different nationalities in the area, French, Brits, Belgians, Germans, Dutch etc.
From the covered patio you enter the fully fitted kitchen with loads of cupboards and worktop space. THE dining area has room for a large table ideal for entertaining. The log burner is great for cosy winter evenings. From there you access the 28 sq.m lounge with sloping ceiling and wood beams, 2 double patio doors inviting the outside in and log burner. There is a large hallway with toilet and utility room with the central heating boiler. A door leads to the rear green.
Stairs lead to the first floor where you find 4 double bedrooms.
Bedroom 1 is 18sq.m with 2 windows looking east and north, fitted wardrobes and overhead cupboards unit with a tiled shower room with jet shower.
Bedroom 2 is similar size with 1 window looking towards the pool and the showerroom window looking down the valley to the east towards the Med. It has a large fitted mirrored wardrobe.
Bedroom 3 is 20sq.m with its own patio doors leading to a small terrace and steps down towards the drive.It also has a large mirrored fitted wardrobe and it's own showerroom.
Bedroom4 is the 25sq.m master with patio doors and Juliet balcony looking north to the hills. The bathroom has a spa bath.
There is an exterior dooron this floor A staircase leads to the second floor.
On this level is an office and storage area of 18sq.m with access to the terrace giving yet more bmagnificent panoramic views. The property is fully double glazed and has gas central heating. It has it's own water supply and septic tank drainage.
Exterior
there is the 8 x4.5 m swimming pool with patio area. Various flower beds and a vegetable plot.There is even your own forest! A large garage/workshop, a pool house, a garden shed are to be found also. Loads of trees to make logs for the wood burning stoves.
There is a storage area accessed from the front terraced patio which could be turned into a summer kitchen.
SURROUNDING area:
The village of Serralongue has a primary school with the secondary school about 40 minutes away. It has a bar with restaurant. There is a part time post office.The village of Lamanere the same distance as Serralongue also has a lively café bar.
A wider selection of shops is available at the beautiful walled town of Prats de Mollo a 20 minutes drive. There is a dentist in Serralongue with a selection of doctors in the surrounding villages. There is a local nurse who makes house visits. The nearest hospital is at Ceret 45 minutes drive.
The house with its en-suite bedrooms would be suitable as a b&b . We used it successfully for many years as a gite business.
Public transport:
We are fortunate to have a large choice of airports. Perpignan is 90 minutes, Beziers about 2 hours, Carcassonne about the same. Toulouse is a bit further at under 3 hours as is Montpelier.. We also have Girona in Spain at about 2 hours and Barcelona can be reached in less than 3 hours.
The high speed train stops at Perpignan for Paris and Barcelona and can also be caught at Figueres, about the same distance. The motorway can be reached in under an hour.
