Property Description

Beautifully renovated Maison de Maitre set in large gardens with an indoor contra-current pool.jacuzzi in a small hamlet.

Originally used as our family home for 11 years. For the last couple of years healthy lifestyle retreats have been popular at the property, as well as it being successfully let out as a gite. There have been full bookings through the summer and many more at other times of the year. It is good for the holiday breaks because the weather here is nice from April until the end of October. This year it was t-shirt and shorts weather in February! Furthermore, there are also some very popular local events which attract visitors from afar, including the Bandes Dessinees (comic strip) festival at the end of January, as well as various music festivals throughout the year and the Ramparts in Angouleme in September.

3-5 minutes drive to doctors, dentist, pharmacy, restaurant, post office and local shops. 20 mins to large super-markets, railway station and Angouleme with all its shops, restaurants etc.

Very large master bedroom with large ensuite bathroom with slipper bath and walk in shower, radiators and reversible air conditioning.

Large bedroom with ensuite shower room, radiator and reversible air conditioning.

Two good sized double rooms one with equally large adjoining room used a bedroom or sitting room, radiator and reversible air conditioning.

Large family bathroom, radiator.

Sweeping staircase to hall, radiators.

Huge sitting room with large windows onto front and back gardens and reversible air conditioning heating (all plumbing ready to join it up to mains central heating if required).

Good sized sitting room with open fire, radiator and reversible air conditioning.

Library/office/playroom/cinema room, radiator.
Hall with downstairs loo and utility room off it.

Large family dining kitchen with wood burner, radiators, split hob and oven, central island, windows to front and back gardens. Lots and lots of storage and very cosy.
Very large storage outbuilding (could be made into large gite) with open area above and two large rooms below, one is fully repointed with large fireplace and old potager. It is right next to the kitchen and would make a stunning dining room. Boiler room with water filter/softener system and plumbing for washing machines, electrical points (we have tumble dryer, freezer, extra fridge there).

Large area of wine vats, could be renovated or used for storage.

The property has 2 large gardens;

Back of house with gateway and entrance; 1,620 m2 with mature fruit trees, vines, large vegetable plot and swimming pool planning permission.
This garden is not overlooked by any houses.

The front garden has a fence, trees and hedge between it and the property next door.
740 m2, with a very pretty  and ancient well, roses, herbs, perfumed plants. It has an outdoor, covered, sitting room 25m2 and next to it a similar sized, glass fronted, indoor, contra-current spa pool with jacuzzi.

There is also a vaulted cave (cellar) over 1,000 years old from the original chateau foundations that the house was built on. Perfect for keeping your wine in.
