Property Description
Unusual and beautiful ‘palazzo’- style villa surrounded by vines and woodland and gardens of 2600 square metres situated on the edge of a sought after hilltop village in the Razès.
Uninterrupted views of the Pyrenees. 15 Minutes from Carcassonne and Limoux, one hour from the coast of Gruisson and Narbonne and one hour from ski resorts.
Built in 2005 and extended in 2008 with imagination and style, this architect designed house nestles at the south facing foot of a circular hilltop village in the Razès.
The main door to the house opens into a two-storey, light filled atrium with floor to ceiling windows at the far end framing the stunning views of the Pyrenees.
The house is largely open plan but curtained archways define the rooms. At the end of the atrium and on the right is the dining room, with French windows opening onto the south- facing terrace. Beyond the dining room is a second sitting room with French doors leading onto the swimming pool terrace. To the right of the dining room a door opens into the fully fitted kitchen. Off the kitchen to the left is a large utility room.
To the left of the atrium is the main sitting room with a wood burning stove and an archway which leads into an office/study.
There are two downstairs bedrooms. The fourth bedroom has south facing French doors to the garden, an ensuite bathroom with walk-in shower and a dressing room. Bedroom 3 faces the front of the house and also has an ensuite. Opposite is a downstairs cloakroom and corridor leading back to the kitchen.
A wide glass spiral staircase leads to a bridge which connects the two upstairs bedrooms. Each of these bedrooms has French windows opening onto its own private south facing terrace. The master bedroom has a dressing room leading into an ensuite bathroom. The guest bedroom has an ensuite shower room and a slightly larger terrace.
The house has been designed to take advantage of the sheltered site and the panoramic views. All the main rooms look to the Pyrenees.
The 2600 square metre garden is surrounded by vines (AOC Malepère) and woodland and although just a 2 minute walk from the village is totally peaceful. Except perhaps for the song of the nightingales, golden orioles and woodpeckers. The village offers a bar/restaurant/ bakery as well as a post office and library and is known as a ‘village d’artistes’ because of the number of artists that live there, often with a gallery or workshop. The nearby town of Belvèze du Razes (4km) has all amenities including a doctor’s surgery, supermarket, bars, restaurant and shops.
Outside and again looking out to the Pyrenees there is a 10 metre by 5 metre swimming pool surrounded by a tiled patio and a courtyard garden with olive trees. A summer kitchen and dining area allow for shady outside eating. There is an outside toilet and store next to the swimming pool.
Beyond the large gravelled terrace there is an extensive lawned area bordered by a variety of shrubs and trees including apricot almond and quince. To the front of the house is a large gravelled drive with space for a number of cars, surrounded by vines, olive trees and cypresses
Heating is by electric radiators and a wood burning stove and the house is linked to mains drainage.
This is a most unusual and beautiful house, built on a prime site and should be seen to be properly appreciated. With 4 bedrooms, all with spacious ensuite bathrooms, this is an ideal family house. It also has proven rental potential of 2000 euros per week.
