Property Description
CENTRAL POSITION of the small vibrant town of Espéraza: For Sale at offers over €75,000 - priced to sell! Unoccupied, furnished. Can be rented on long let, see separate advert, but prefer sale.
One hour's drive south of Carcassonne and close to Rennes-le-Chateau - perfect for a gite, permanent living, bed & breakfast or a holiday home - easy to shut up and leave, and no garden to worry about. Views at the back and close to the centre of Espéraza with all it's amenities.
DPE (Nov 2013) Consommations Energetiques D (162), Emissions de Gaz a Effet de Serre A (5).
No garden but a nice outlook at the back. You can sit in the south-facing courtyard at the front which is a real sun-trap. Create your own garden with pot plants. Compact house of character yet the three bedrooms are of good size and there are two bathrooms. Furniture is available and can be negotiated separately.
There's a possibility of the house being fitted with solar thermal panels which would mean free hot water all year round but this would need permission from the Mairie. I have had plans drawn up for a roof terrace and if permission was granted it would have a beautiful view without being overlooked. The application to the Mairie has not been submitted.
The house dates back to the 18th century when it was part of farm buildings.
Double glazing has just been newly fitted on all windows and the front door.
Inside there is a terrazzo floor which sweeps through to the back, a large woodburner supplies heat to the lounge and kitchen with featured stone wall and open terrazzo stairs. The leather three-piece suite provides comfort in front of the television or the woodburner, and there is a television with Sky television provided. The kitchen diner is at the back.
The kitchen is fitted with a fridge/ freezer, a good double fan oven, new double sink and modern cupboards. There is a washing machine and a dryer. At the back is a bathroom with shower over a small bath, a wc and a washbasin. Windows to the back have open views over a field and to the hills. You can put pot plants in the window space, grow your own herbs.
Two bedrooms with a table to the back one, and a bathroom with shower, standard bath, wc and washbasin, are on the first floor. This is where the brand new hot water cylinder with timer is.
The floors are wooden, some original. There is a mezzanine level for storage above the back bedroom which has a window to the back view. The mezzanine level is accessible from either the bedroom or by the stairs up to the 3rd large bedroom (converted grenier) in the attic, all bedrooms having genuine wooden slatted beds. This has a window to the front and a Velux window to let plenty of light in. This room has been used for exercise, study, prayer and painting in the past!
Further heating is provided by small panel electric wall heaters in all rooms.
New deep profile zinc gutter has been fitted at the front and the roof has had extensive work and cleaning done to it and is totally dry. (Work completed on full roof maintenance in the last couple of months.)
Due to cultivated land abutting the house at the back, it is easy to keep a cat!
There is a telephone line and broadband has good connection.
.Esperaza is a thriving and vibrant market town, and the railway station is very near to the house, with regular buses. The markets are colourful and very busy, with cafes off the square. There are large supermarkets close by, a community centre with classes, and there's a wide river running below through the town - river swimming is possible. This provides for a lot of activity centres nearby, with canoeing a popular sport. There is rock climbing and a huge scope for rambling on trails. Ski slopes are easily accessible and the nearest airport is Carcassonne, with Perpignan, Toulouse and Girona being within easy reach. The beaches of the Mediterranean are an hour away, and a large prehistoric park and other caves, inland lakes and sailing, rivers, animal parks and the castles of this wonderful Cathar region close by.
There is a huge gorge which attracts many visitors, about 30 mins' drive away. Local villages often have fetes, car boot sales, 'vide grenier' and theatrical groups, and Esperaza is host to many musical events and much family entertainment. Nearby towns of Limoux and Quillan have leisure centres and swimming pools. Rennes le Chateau (http://en.wikipedia.org/wiki/Rennes-le-Chateau) is very close by. Anyone interested in the deep history of the area will find plenty to fascinate them. http://www.crystalinks.com/rennes.html
This is an easily-managed house, with parking on the street at the end of the alley, though personal transport is not necessary. Great to lock up and leave! Please enquire by phone or email.
