French House Prices in 2012
Thursday 02 May 2013
House prices in France fell by around 2% in 2012, according to the French notaires, a figure that appears to be accelerating in 2013.
The figures are indicative only, as there are substantial variations within each department by size, location and condition of property.
In particular, the analysis is drawn primarily from transactions in the main urban areas of each department, so they do not fully reflect what is happening to country properties.
Anecdotal general commentary amongst notaires and estate agents suggests that the fall in prices in rural properties in most areas has been greater than is indicated by the table.
So perhaps the most important feature of this analysis is less the decimal point precision than the uniform downward trend in the market that is shown. House prices having fallen in all but five of the 86 departments listed. The table excludes the Ile de France region.
The notaires forecast an average fall in prices of between 5% to 10% in 2013, a view that is broadly shared by most other pundits, and which is also being confirmed by first quarter market reports from estate agents and notaires.
