The Price of a Building Plot in France 2019

The price of a building plot in France rose by an average of 1.0% last year to reach €88m².
Whilst prices in 2016 rose by +4.3%, they increased by +3.6% in 2017, by +1.7% in 2018, and to +1.0% last year.
At a regional level average prices varied from €47m² in Bourgogne-Franche-Comté to €246² in the Ile-de-France. However, such is the size of the regions that these figures are of limited practical value.
To provide a more accurate picture, the table below contains the average m2 price for each region, as well as the lowest and highest quartile averages and the median figure.

Despite the overall national increase, prices fell in no less than 5 regions: Bourgogne-Franche-Comté (-0.1%), Pays de la Loire (0.4%), Grand Est (-1.7%), Hauts-de-France (-3.8%) and Brittany (-4.9%). Prices have now fallen two years in succession in Grand Est.
Prices increases in the remaining regions varied from +1.1% in Auvergne-Rhône-Alpes to +13.9% Provence-Alpes-Côte d'Azur, although the rise in PACA was mainly due to the influence of prices increases along the coast.
Most of the prices in the study are based on sales taking place in the urban areas of France. The average price of building land in rural areas is generally lower, and last year averaged 55m² on a national basis, an increase of €1m² on a year. Once again, there are significant differences across the country, but more detailed figures have not been provided.
As if to reflect the urban bias, the average plot size in the study was 935m². Plot sizes in rural areas are generally larger.
Accompanying the land price analysis, the review also provides figures on building construction costs, which show that the average build cost last year was €1,474m². The average house size was 120m².
