House Prices Stable in Q1 2014

The French notaires have recently published their figures on the movement of house prices in Q1 2014 for each department of France.

The notaires state that on average prices were relatively stable in the quarter, but that over the year to March 2014 regional house prices outside of the Ile de France have fallen by an average of 1.9%. Within the Ile de France prices fell by 0.9% in the quarter and 2.3% over the year.

The table below shows the average price for houses in each provincial department of France at the end of the first quarter 2014, together with the average percentage variation in price for the year to 31st March 2014. The figures exclude any estate agent's commission.

The figures are indicative only, as there will be substantial variations within each department by size, type, location and condition of property.

In addition, the analysis is drawn primarily from transactions in the main urban areas of each department, so they do not fully reflect what is happening to country properties.

The prices shown may also appear somewhat low, but this reflects the transaction value of most sales.

The largest falls over the year have been in the Lorraine region, where prices fell in the department of Meuse fell by -10.1% and in Vosges, where they fell by -9.1%.

There were also significant falls in two departments in the Centre region departments of Loir-et-Cher (-9.5%) and Eure-et-Loir (-6.9%), as well as large falls in Aisne (Picardy) of -7.4% and Haute-Saône (Franche-Comté) of -7.1%

Of particular interest may also be the fact that all the popular tourist departments of Languedoc-Roussillon and Provence-Alpes-Côte d'Azur have experienced falls in prices over the past year.

The cheapest department in France remains Creuze in Limousin, averaging €73,000, and the most expensive outside the Ile de France, the department of Alpes-Maritimes Provence-Alpes-Côte d'Azur, where house prices average €415,000.
