House Prices in the Pays de La Loire

There was strong house price growth in the Pays de la Loire in 2010, according to the local notaires.

In their review of the market for 2010, the Chambre Interdépartementale des Notaires du Maine-et-Loire, de la Mayenne et de la Sarthe, report that the average price of existing houses rose in 2010.

The state of the markets in Loire-Atlantique and the Vendée, the other two departments in the region of Pays de la Loire, were not covered in this report.

The increases of between 4% and 8% in 2010 broadly cancel out the fall in prices that occurred in 2009, except in the urban centres of Maine-et-Loire, where prices also rose strongly in 2009.

The following average prices and price movements are for existing older property, not for apartments or new build property.

Maine-et-Loire

House prices rose by an average of 4.2% in the Maine-et-Loire to reach €161K.

The most expensive area to buy was in Angers, were average town centre prices were €320K.

Cheapest area was the south west, where prices averaged €135K, but as low as €117K around Saint-Macaire-en-Mauges.

Prices in the south east around Saumur stayed relatively stable in the year, and averaged €156K.

The largest increases in prices in Maine-et-Loire occurred in the Roseraie Orgemont area of Angers, where prices went up by around 17%, yet in the suburb of Ponts-de-Cé within the same town prices went down by 6%.

Mayenne

House prices in Mayenne rose by an average of 8.7% to reach €121K.

Cheapest area was in the north of the department, where prices for existing homes averaged €102K, although this was also where price growth was strongest at 17.1% in the year.

In the south, prices rose by an average of 10.2% to reach €109K.

The most expensive area in the department was in Laval, where prices rose by 0.8% to reach an average of €154K. In the suburb of Bonchamp-lès-Laval prices reached €185K.

Sarthe

House prices in the Sarthe rose by an average of 4.2% in the year to reach €130K.

Around the main town of Le Mans prices averaged €130K, an increase of 4.6% on the year, although in the town centre prices rose 14.2% to reach €206K.

There were many areas of the department where average prices were around €100K, including Maine Normand (Oisseau le Petit), the Pays de Perche Sarthois (Montmirail), and Vallée du Loir (Château-du-Loir).
